  • How do I become a realestate agent in Illinois?

    Does anyone know how to become an agent or has any adive about the process?
    If I wanted to become a nurse then i would go into nursing but I don’t so your answer will not help but thanks for the suggestion. I am not sure this is what I want i am just looking for more information. Right now I think its a good time to take classes and learn about it since it is slow.

    Heather, there are several ways in which you can get your real estate license. The State of Illinois gov’t website can direct you to it’s real estate division which should list licensed instructors and/or places where you can take courses. Check your local colleges, many of them offer real estate courses. In our area, it is often advertised when classes will start(there are many people who are licensed instructors who hold classes in places other than college campuses. I took my course at the local high school). You might even contact the Illinois Association of Realtors. The market is pretty yucky right now, but there sure are a lot of foreclosures being listed right now! To begin, you will have to pay for class and to take the state test. On the upside, these expenses are tax deductable, as would be your mileage. Best of luck!

    i want to buy a house and i always here about people get a good deal cause they bought a forclosure house. how do i get that info.

    Depends on where you are looking? If you want to stay in your local area the best place to go is the county clerks office or your county real estate office. There is where they will have all the public notices.

    Can I fire a realestate agent before the contract is up if they aren’t showing my house?

    Other realators have told me that my realtor hasn’t allowed them to show the house. It has been on the market for 9 months and the only decent offer I had fell through because the buyer wasn’t qualified. It also hasn’t been shown for over a month.

    Call their broker. They should not be involved at all in the showing of your property by buyers agents. As long as you allowed a lockbox to be installed the agent is not really involved.

    Your contract is not really with an agent, it is with the broker, the one with the real license. You can keep your contract and change agents without any difficulty at all.

    Does any one have any ideas how to find an owner who wants to sell a home w/ out using a realestate agent?
    We have plenty of time to find our "perfect home" in Carle Place.
    On the other hand – what does a r/a do for the home buyer?
    i’ve been checking all the listing on the fsbo and a like – i understand that the agent works for the seller not the buyer, i want to know what do agents do for the buyer… if anything?

    Do a search online for "for sale by owner." There are numerous sites such as buyowner.com fsbo.com help-u-sell.com which sell by owner or combine MLS listings with lower fees. I agree that the realtor does little for the buyer and costs a lot of money in today’s market. Of course, you are going to get a lot of comments from realtors that you do not pay for it etc. Of course the cost of selling is reflected in the price of the house.

    How much am I supposed to pay the realestate agent in commission?

    If I am selling a house for $35,000 and the buyer is getting a loan for $10,000 more ($45,000), which number should the agent commission fee be based off of? the $35k or $50k?

    It may sound silly, but what regulation would I find this information? When I go back to the agent, I will need to site a good source. Saying I got it off "yahoo answers" doesn’t sound that good.
    The commission is 6%, I am asking what the 6 % is based off, it seems the sale price.

    The real estate agent gets the commission off the price of the house, not the size of the loan. If the buyer had a substantial amount of cash on hand to use as a down payment and borrowed $10,000 less than the price of the house I assure you the real estate agent would ask for the commission on the price of the house not the size of the loan. They can’t have it both ways.

    Go to your state’s website and find the professional license area. Search real estate salesperson licenses. You should be able to look up the license and they will provide you status including when it will expire and what Broker holds the license.

    What is the genral salary for a realestate agent including commision? Let me know what state you work in.?

    Also how many hours do you work each week.

    Generally there is no salary for a real estate agent. Their income is based solely on commission.

    A good agent works a minimum of 40 hours a week, but usually many more than that when business is good. You need to be available whenever your clients want you.
