  • Why did my realtor show other realtors our house?

Posted by admin on April 21st, 2010 and filed under realtors | 4 Comments »

We’re trying to sell our house, and it’s been on the market for about 3 weeks. We had an open house but no one placed a bid. Our realtor even suggested we lower the price by $100k, but we thought she was crazy. We thought she was going to show our house to potential buyers today but instead she showed up with 3 other realtors to look at the house. If we hired her as our realtor why is she bringing other realtors to look at the house? Is this normal?

Most real estate agents will show other real estate agent their listings this is called a caravan. The more real estate agents that know about your property for sale the better off you will be in the long run.

Your agent in this regard is doing a great job.

Now about the sale price and the reduction. This is a tremendous price reduction. When you hired your agent and signed a contract with this person, they should have had compts of the area and neighborhood of the properties that sold in the last 6 months.

Based on these compts you and your agent should have came up with a realistic sale price. It appears to me that your agent simply took a listing for the sake of taking a listing. Now this agent is doing what should have been done at the beginning, getting the proper compts and what other houses are on the market for in your area.

I can not believe that prices have dropped that drastic in the last month or so.

This agent know that you would have a hard time getting out of the contract you signed, since they are gonna say you were adamant about the sales price even though they tried to talk you out of it.

I hope this has been of some benefit to you, good luck.

Do realtors have access to help me buy any home or are certain homes assigned to a certain realtors?

Posted by admin on April 17th, 2010 and filed under realtors | 1 Comment »

sry its confusing, but im in the market to buy my first home on a tight budget and my realtor is sending me emails of homes I don’t like. When I look for myself online I find homes I really interested in but have numbers to other realtors so do I have to change realtors for this home or does my original realtor still help me?

That depends on where you are. Assuming you are in North America, where the Multiple Listing Service (MLS) shows properties submitted by all the real estate board or association members, then you can generally have your realtor help you with any property.

Some countries, such as the UK are different, and there are some properties that never end up on the MLS, even in North America, because they get bought (using inside information) before the real estate agent even lists them.

Is there a website that you can check a realtors history?

I was wondering if there is a website to where you can check a realtors backgorund?

There may be ways to check and see what houses they have sold in the last few years, but even that would not be real because of the way "Real Estate Teams" work. All the homes sold by anyone on the team are recorded as if they were sold by the namesake of the team- not by the one that actually did the work.

The State Real Estate Commission would be the agency to call if you are having a problem with someone- they have records of any complaints but they may or may not be public. If someone griped but never lodged a formal complaint it would not show up.

And of course you can pay a private investigator if you want to go that far.

can realtors show trhe house you rent any day of the week?

Posted by admin on April 11th, 2010 and filed under realtors | 10 Comments »

We rent, owner decides to sell,we have 4 months before lease is up,Can the Realtors show the house any day of the week?No matter if we want 4 of the days with out disturbance. ANY day, 3-4 times or more? While we are showering ,dressing for work??? Can people come in and take pictures even with my stuff in the house? I’m not giving permission to.

Most Realtor make every effort not to invade your privacy and waste your time. I know this may be inconvenient, but maybe the owner has no choice. They really shouldn’t take pictures, it’s rude. If the place were vacant that would be ok. You are typically notified by a phone call. They shouldn’t just show up and walk in. If they do, then you need to complain to the owner.

Have you offered any incentives to Realtors in order to get your house shown.?

Posted by admin on April 9th, 2010 and filed under realtors | 6 Comments »

No one is ever going to buy my house if the Realtors don’t bring them. Do you have any ideas for getting them to show my house? My community is gated and does not allow any signs so we must depend on the real estate agents.

Personally, I don’t even look to see what the payout is on a listing. My first concern is to my client. Believe me when I tell you that it isn’t your Realtor. There are not enough buyers yet. In Minnesota there are estimated to be 7 homes for every one buyer. We have over 11 months worth of inventory. I won’t even tell you to reduce your price, because that may not produce the kind of buyer you want anyway. Nowadays, when a buyer see’s that you have reduced the price, they go for the kill and offer a lot less.

You have two options, #1 stick it out until it sells, or #2 pull it from the market until the market improves.

As much as I like making money to pay my bills, I am honest with folks, if they don’t have to sell, then don’t put your house on the market. If you do have to move, expect to get a very low price for your home.

I do wish you the best.
