I have a condo in the Boston area that I plan on selling in about 9 months to a year and want to know what are the best low commission realtors in the Boston area. I don’t want to pay more than 3% commission to a realtor, but want some level of service. The services I would need from the realtor are Multiple Listing Service (MLS), provide paper work for sales agreement, and closing, and negotiation with the buyer(s). I don’t mind conducting our own open house and preparing our condo for sale. Any suggestions greatly appreciated.

I’d recommend just shaking off what you think a Realtors is worth and just suck it and pay for her. Let’s say that you have a Condo worth 200,000 and you think she’s worth %3. That would mean a commission of $6,000. I do not know what your market is currently worth but should your home/condo stay on the market for 6 months marketing of your home alone could be about 5 grand(magazines, newspaper, websites, etc). That doesn’t count all the man hours and gasoline that the agent will spend taking people to your home. So, pay the 6-7 percent. Any good agent should be able to price your home correctly with market price and get you what you want plus pay for their service.

o you not realize that when you list a house and the listing agent puts in in the MLS they offer a portion of the marketing fee to the selling agent as a co-op? So you want to pay 3%. If the selling agent offered a co-op of 1.5% that will not pay the expenses of the transaction for either one of them. It will drastically limit the number of potential buyers because then the buyers will have to come up with the cash to adequately compensate their agent. At least in my area, most buyers can’t do this. Nine out of ten of my buyers would pass on even looking at your condo for this reason.
Yes, you can get a "low commission" (commonly called fee for service) REALTOR to handle things but they are going to tell you that the best thing to do is offer a co-op to the selling agent. Your choice to do it or not. However, I have noticed most of the "low commission" companies in my area are collecting their fee and also have a co-op fee of 2.5 to 3%.

Do yourself a favor and work with a Realtor who works well with other Realtors.
How many of the Realtors do you know? Realtors bring in the clients.
You don’t want to be there during the open house. You may say something or not say something which may hurt you more, financially, in the end.
If your (listing) agent’s fee is 3%, they must offer some of it, usually half, to the selling agent. 1.5% is not a very good incentive to the selling agent to sell your home. In fact, it’s a very bad one.
The best advice I can give you is to find a good Realtor who will do a great job marketing and pricing your home.
Invest time trying to find a good Realtor rather than one who can cut their commission the most. It’s easy for someone to cut their commission and offer limited service. The reality is if you don’t pay someone, they won’t work for it.
